If you're on a BES they may have restricted that via an IT Policy

Check in the security settings and see if you have an IT policy. If you do or this BB was used on a BES that set one this may be why you cannot load programs.

By "IT" and "BES", do you mean the phone is set through a/my company? I purchased this BB for myself, it was not issued to me. Is that what you mean?

Yes, but who did you purchase the BB from?
It may have been previously used by someone on a BES (Blackberry Enterprise Server) and has an IT policy on it preventing you from using all the features of it.

Go to Options > Security Options > General Settings
Is there a line there that says IT Policy Name: with something written next to it?

No line with "IT Policy Name". The last line is "Services", with **no services** below it.

OK, so what exactly happens when you try to install the program?
How are you doing it? Using Desktop Manager and Application Loader?

Sounds to me like you need to download to your PC, unzip it and then use the application loader to send it to the BB.

i've tried that, but my computer won't recognize the files that have been unzipped. When I click on the file, it redirects me to find the program through microsoft.

make sure you download the correct version for your blackberry OS (either OS 4.0/4.1 or OS 4.2). i see beamberry has two options for install. Either download directly to your blackberry or to your PC (load via desktop manager). the zip file is most likely for download to your PC. unzip it then use your desktop manager to install it (again make sure you have the right version for your OS. most likely this is why you are getting the invalid cod error)

Go to this address directly from your Blackberry browser...
BeamBerry Download

What I do for OTA downloads like this is to normally copy the address I just posted above, email myself an email with the address in it, then simply click on the link from the email (no misspellings, etc.).
