Questions on wiping my 8330?

Hello everyone!
I am so new to all things blackberry, I have a sunburn on my nose from trying to read everything to find the answers to my questions
!!
I have the following:
BlackBerry? 8330
smart phone (CDMA)
v4.5.0.186 (Platform 3.4.0.59)
Cryptographic Kernel v3.8.5.32a
Micro Edition Configuration:
My first 8330 was a joke. 7 trips to the repair center and they finally replaced it. They replaced it with a refurbished.
I have problems installing 3rd party apps and IT policy messages are popping up.
After reading and following research directions, it has been determined that this 8330 is attached to a BES. If I wipe my phone and tick the box to remove 3rd party apps will that remove all 3rd party apps, the BES, and the OS? I want the OS. HELP!!
